What is a HUD and what does HUD stand for?

HUD: Housing and Urban Development. A U.S. government agency established to implement federal housing, community development programs and oversee the Federal Housing Administration.

HUD-1 Settlement Statement: A final listing of the costs of the mortgage transaction. It provides the sales price, down payment amount, as well as the total settlement costs required from the buyer and seller. Also known as a closing statement.  The Sellers Attorney is responsible for preparing this document.

Don't make these mistakes!

When you sell your home, it pays to do everything right. By avoiding these few common mistakes, you may save yourself money in the long run:
  • Not making necessary repairs. Chances are you will lose money if you do not take care of those necessary repairs before the house goes on the market. You do not want potential buyers to see your house in disrepair this will affect their offer price.
  • Refusing to remove clutter. One of the easiest improvements you can make to your home is to create a sense of spaciousness. Declutter those kitchen counter tops, overstuffed closets, garage and storage shelves.  
  • Selling an empty house. Selling an empty house is not advisable, homes should be staged.  It makes your house feel more inviting, talk to your Realtor for more information on staging.

City of Chicago, Share the Warmth program

Mayor Rahm Emanuel and Peoples Gas announced on October 20, 2014 a doubling of funding for Share the Warmth, a financial assistance program that helps low-income families pay their heating bills. This winter, the City and Peoples will provide $1 million in funding for the Share the Warmth program, enough to assist 5,000 families with their heating bills.

Share the Warmth provides heating grants to limited and fixed-income households. Eligible customers who make a payment towards their bill receive a matching grant of up to $200. Grants can be used to reconnect service, avoid disconnection and maintain a home’s natural gas service.

The City and Peoples Gas have agreed to double the size of Share the Warmth funding as compared to donations from the previous year. This year, the City will contribute $100,000 to the program while Peoples Gas, its customers and employees will donate the remaining $900,000.

Share the Warmth opens for enrollment on Wednesday, Oct. 23. Priority groups, including seniors (60+), people with disabilities and households with children under five, are also able to apply for the Low Income Home Energy Assistance Program (LIHEAP) at this time. General enrollment for LIHEAP begins on Nov. 1. Both programs are administered by the Community and Economic Development Association (CEDA). Illinois utility customers have access to more than $150 million in heating and home energy assistance funds this winter.

City of Chicago Residential Garage Demolition Program

The City of Chicago, Department of Buildings has developed an efficient process for wrecking residential garages.  When a garage needs to be removed and will not be rebuilt, the city will issue a permit with an Easy Permit Application. Requirements for this permit include:
  • An Easy Permit Application completely filled out with the owner’s signature and the garage dimensions.  The Property Index Number (PIN) must also appear on the application.
  • A signed contract between both owner and contractor detailing the scope of work; and including the stipulation that all debris will be removed from the site and disposed of at a proper facility.
  • Interior and exterior pictures of the existing garage.
  • No sign offs will be required from any other department, except from the Department of Water Management.When plumbing piping is supplied to the garage a B-Permit (to disconnect water) is required from the Department of Water Management. Water supply must be disconnected by a licensed and bonded plumbing contractor.
  • This type of permit will only be issued with a licensed General Contractor, Wrecking Contractor or Garage Company.  The fees will be $125.00.

Chicago Named Most Popular Metro Area For Families

On September 12, 2014, Mayor Rahm Emanuel announced that Chicago has been named the most popular metro area for U.S. families to move to. This was based on data collected from United Van Lines in its Summer Long-Distance Moving Trends Study.

"United’s survey shows that our efforts to build the Chicago of tomorrow by investing in a diverse and highly educated workforce and recruitment of new businesses are having an impact,” said Mayor Emanuel. “Chicago’s population is growing, our tech and healthcare sectors are thriving, and we continue to build out our legacy financial and professional service industries, all the while focusing resources on neighborhoods across the City to ensure that all Chicago residents have access to the benefits that this economic growth provides.”

Mayor Emanuel announced that 99 companies have opened offices and 27 companies have chosen to locate corporate headquarters in Chicago since he took office. Earlier this year, Site Selection Magazine named Chicago the top metro in North America for corporate relocations. In 2013, the City added more than 5,800 residents, the third consecutive year of population growth and a reversal of more than a decade of population decline.

Why Hire a Realtor?

Ron Rashid, a Coldwell Banker Residential Broker recently provided me with information as to why it's important to hire a Realtor. He states that many home buyers and sellers often wonder why they should hire a Realtor since there is so much data on the Internet. One of the many reasons is that a Realtor can be a neutral third party and help take some of the emotion out of the negotiating, thus allowing the client to make a sound choice.

Ron provided this perfect example. He states that a Realtor friend that he knows and respects was looking to move for quite sometime. He finally found a great place and purchased a new home. However, he still had his other home on the market and now had two mortgages to pay. The friend told Ron that he received an offer but turned it down. Ron thought to himself that the offer was a great one. His friend went on to explain why he turned down the offer, but at then end said, "I was so stupid to turn it down, and now the Buyer has bought something else." Ron says that his friend is not stupid, he just got caught up in an emotional battle and needed a Realtor to save him from himself.

Home ownership's impact on net worth

Frederic Scovell, a Coldwell Banker Residential Broker recently reported the following article: 
"Over the last six years, homeownership has lost some of its allure as a financial investment. As homeowners suffered through the housing bust, more and more began to question whether owning a home was truly a good way to build wealth. A study by the Federal Reserve formally answered this question.

Some of the findings revealed in their report:
  • The average American family has a net worth of $77,300
  • Of that net worth, 61.4% ($47,500) of it is in home equity
  • A homeowner’s net worth is over thirty times greater than that of a renter
  • The average homeowner has a net worth of $174,500 while the average net worth of a renter is $5,100


Bottom Line

The Fed study found that homeownership is still a great way for a family to build wealth in America.
