Things to know about property titles

Title-the right to, and the ownership of, property. A title or deed is sometimes used as proof of ownership of land.

Title Insurance-insurance that protects lenders and homeowners against legal problems with the title.

Title Search-a check of the public records to ensure that the seller is the legal owner of the property and to identify any liens or claims against the property.

Chain of Title-the history of all of the documents that have transferred title to a parcel of real property, starting with the earliest existing document and ending with the most recent.

Clear Title-ownership that is free of liens, defects, or other legal encumbrances.

Curb appeal

Making sure everything looks clean, fresh and works well can make a big difference. If your house is not appealing potential buyers may not even stop to look at your home. You may think that it is OK to skip this step and take less, but if your house does not have curb appeal you may never get the chance to negotiate with a potential buyer. Here are some simple and easy things you can do to make your home stand out and maximize your chances of exciting buyers when your house hits the market:
  • Clean up the entryway to your home.
  • Sweep or pressure-wash the front walk and porch. 
  • Polish any outdoor metalwork. 
  • Clean all your windows and glass.
  • Replace any burnt-out bulbs in outdoor lighting. 
  • Freshen up with new paint on shutters, doors and trim.
  • And, if you can, plant your flower bed, add new mulch and take care of your lawn.
