Curb appeal

Making sure everything looks clean, fresh and works well can make a big difference. If your house is not appealing potential buyers may not even stop to look at your home. You may think that it is OK to skip this step and take less, but if your house does not have curb appeal you may never get the chance to negotiate with a potential buyer. Here are some simple and easy things you can do to make your home stand out and maximize your chances of exciting buyers when your house hits the market:
  • Clean up the entryway to your home.
  • Sweep or pressure-wash the front walk and porch.
  • Polish any outdoor metalwork.
  • Clean all your windows and glass.
  • Replace any burnt-out bulbs in outdoor lighting.
  • Freshen up with new paint on shutters, doors and trim.
  • And, if you can, plant your flower bed, add new mulch and take care of your lawn.

Ideas to make your home worth more

Doing some improvements before you put your home up for sale can boost its value. When your budget only allows for a limited amount of money, there are still plenty of things you can do to impress buyers. Here are some do it yourself home repair projects for you to consider:
  • Invest in new carpeting for a room with an old or faded carpet.
  • Painting is one of the most budget-friendly ways to spruce up your home. Give each room a fresh coat of paint, It is advisable to choose neutral tones for your walls, and add some color with accessories, such as throw pillows..
  • Update your bathroom with a few small budget friendly changes. Refinish the vanity or cabinets, install a new light, replace the faucet or bathtub knobs. Small updates in the bathroom can add up to extra value for your home.
  • Change your landscaping. Plants and bushes can add beauty to your home and improve its curb appeal, which helps bring in buyers.

Is it time to move on with your life and purchase a new home?

In order to make this decision you will need to determine the actual reason you are thinking about buying. There are so many reasons that people purchase property. If the right thing for you and your family is to purchase a home this year, buying sooner rather than later could lead to substantial savings.

The cost of a home is determined by the price of the home, the current mortgage rate, the property tax and any monthly fees. Your monthly mortgage payment will continue to increase as home values continue to rise along with  increased mortgage rates.

Sellers, be sure you make a good impression online

Today, buyers first impressions are on the Internet. Be sure you list your home with complete information, including photos, descriptions and accurate data.  If not, you might turn potential buyers off and they may simply not come back later to view your property. Nothing can frustrate an active and aggressive buyer more than getting an email or mobile notification alert for a new property listing that is not complete. Making a good impression online will help you sell your home quickly and for top dollar.

FHA?

The Federal Housing Administration, generally known as "FHA" is an agency within the U.S. Department of Housing and Urban Development (HUD) which provides mortgage insurance on loans made by FHA-approved lenders. FHA insures mortgages on single family and multifamily homes including manufactured homes and hospitals. It is the largest insurer of mortgages in the world, insuring over 34 million properties since its inception in 1934.

FHA mortgage insurance provides lenders with protection against losses as the result of homeowners defaulting on their mortgage loans. The lenders bear less risk because FHA will pay a claim to the lender in the event of a homeowner's default. Loans must meet certain requirements established by FHA to qualify for insurance.

MIP stands for Mortgage Insurance Premium. This is the amount paid by a borrower for mortgage insurance, either to a government agency such as the Federal Housing Administration (FHA) or to a private mortgage insurance (PMI) company.
